Closing without an agent

Selling on your own? Here's how the closing side works.

Some sellers sell on their own, without a listing agent. GreenVue Title & Escrow closes those sales. Whether you’re working with an agent, an attorney, or on your own, the closing steps are the same.

From signed contract to closing

  1. Sign a contract with your buyer

    Many sellers who sell on their own hire a real estate attorney to prepare or review it.

  2. Order title

    Send us the contract with a sharing link, or drop it off at either office.

  3. Title search

    We confirm who owns the property and find any liens or claims attached to it.

  4. Clear liens

    We work with you to satisfy liens, such as your existing mortgage, at closing.

  5. Closing

    We prepare the documents, collect the buyer’s funds, pay out what the contract and any lender direct, and record the deed.

What sellers usually pay at closing

What each side pays depends on your contract. In Tennessee, state law places the transfer tax on the person receiving the property. Your settlement statement shows what comes out of your proceeds, such as your mortgage payoff. See Tennessee closing costs.

How to get started

When you and your buyer have a signed contract, order title. You can include a sharing link to the contract or drop it off at either office.
