What happens after you send the contract
- The file is opened and everyone in the transaction is confirmed.
- The title is searched and a title commitment is issued, listing requirements to meet before closing and exceptions the policy won’t cover.
- Requirements are cleared — payoffs ordered, liens released, deed errors corrected where possible.
- Figures go to the lender so the buyer receives the Closing Disclosure at least three business days before signing.
- The closing happens, funds are paid out as the contract and lender direct, and the deed is recorded.
