What makes a commercial closing different

  • ALTA/NSPS land title surveys. Most commercial deals use a survey built to the national ALTA/NSPS standard. It shows boundaries, easements, encroachments, access, and improvements that can affect title, and the buyer or lender can request extra items from the standard’s Table A. The current standards took effect February 23, 2026.
  • Endorsements. Commercial policies often add endorsements — standard add-ons that change a policy’s coverage, usually to expand it, for matters such as zoning, access, or whether adjoining parcels touch.
  • 1031 exchanges. An investor selling business or investment real estate may be able to defer tax by exchanging into other like-kind real property. In a deferred exchange, a qualified intermediary holds the sale proceeds. The replacement property must be identified in writing within 45 days and received within 180 days, or by the tax-return due date if that comes first. Talk to your tax advisor before you sell.
