Title rate calculator
Estimate title premiums and closing costs for a Tennessee property.
You can estimate title insurance premiums and closing costs with the national rate calculator from Fidelity National Title.
The calculator opens on the Fidelity National Title site.
Using the calculator
-
Choose the county
Title premiums can differ by county, so start with where the property is.
-
Enter the sale price
The owner’s policy premium is based on the price.
-
Enter the loan amount
If you’re borrowing, the lender’s policy is based on the loan. Paying cash? Leave it out.
-
Pick the policies
An owner’s policy, a lender’s policy, or both. Buying both together usually costs less than buying them separately.
How title rates are set in Tennessee
Title insurers must file their rates with the Tennessee Department of Commerce & Insurance, and agents charge the filed rates. Premiums depend on the sale price or loan amount and can differ by county.
The state taxes, right here
The two state recording taxes are set by law, so you can estimate them here.
Estimate your state taxes
- Transfer tax
- $1,480
- Mortgage tax
- $366
- Both taxes
- $1,846
An estimate using state rates current as of September 2026. Transfer tax is figured on the price or the property’s value, whichever is greater; this uses the price. Recording fees and title premiums aren’t included. Your settlement statement has the real figures.
An estimate, not a quote
A calculator gives an estimate. Your actual figures appear on your settlement statement, and on your Closing Disclosure if you’re getting a loan. For a figure on your own transaction, contact us.
